By paying the deposit and/or the full rental amount, you (*) declare that you agree to the following rental conditions (* = the tenant).

  1. Only full payment for the entire rental period grants access to the rented accommodation. Full payment includes the rental price, all additional costs (energy costs, final cleaning and, if applicable, rental of common areas) and the deposit. Energy costs and final cleaning are not included in the rental price. Payments must be made as stated on the rental agreement. The landlord may refuse access to the property if any of these conditions are not met.
  2. For the duration of the rental period, the tenant assumes responsibility for the rented property and the surrounding grounds and agrees to reimburse the owner for any costs resulting from negligence or improper use. Any damage or defect must be reported immediately.
  3. The tenant agrees to read and comply with all guidelines provided by the landlord and to pass them on to all co-occupants. These guidelines can be found both on the rental agreement and on site.
  4. The tenant and all co-occupants must not cause any disturbance to the surrounding area. Quiet hours must be fully respected between 10 p.m. and 7 a.m. Upon simple request by the landlord or neighbours, any noise disturbance must stop immediately.
  5. The maximum capacity of the chosen accommodation may not be exceeded unless explicitly authorised by the landlord. Any violation will result in the payment of the costs incurred.
  6. If the tenant and/or co-occupants do not behave in accordance with the spirit of the rental agreement, the landlord is entitled to terminate the agreement and require the tenant and co-occupants to leave the property. This measure will only be taken after a formal warning. In such a case, no refund of the rental amount can be claimed.
  7. The owner is not responsible for any accidents.
  8. Complaints regarding the inventory will be accepted until 10 a.m. on the day following arrival and must be reported to the owner or their representative.
  9. The houses are fully furnished. Only kitchen, bathroom and bed linen must be brought by the tenant. The beds are equipped with duvets and may only be used with bed linen.
  10. Mattresses may not be moved. The beds are fixed to the floor or wall and may not be relocated. Tables and sofas may not be moved from one gîte to another. At the end of the rental period, everything must be returned to its original position.
  11. If the property is only partially used as agreed in advance, the tenant must not attempt to use the closed-off areas. Any violation will result in payment of the full occupancy rate.
  12. If the property is not rented after your stay, you may decide on site to extend your holiday. Extension is possible on a day-by-day basis. The daily rental price equals x/7 of the normal weekly rate. Owner/landlord of Gîtes La Vilette in Buret & Les Genêts in La Roche-en-Ardenne: Nick Claes and Ellen Gorris.
  13. The tenant may access the gîte from 4 p.m. on the first day of the rental period and must leave the property by 10 a.m. on the last day, unless otherwise expressly agreed in advance with the owner. Late arrival or early departure, for any reason whatsoever, does not entitle the tenant to a (partial) refund of the rental amount.
  14. Cancellation costs:
    1. Cancellation up to 8 weeks before the rental period: 50% of the rental price.
    2. Cancellation within 8 weeks before the rental period: 100% of the rental price.
  15. If the landlord is unable to rent the property due to force majeure, all amounts paid will be refunded. No further compensation can be claimed.
  16. Dogs are only allowed with the explicit prior consent of the landlord. If permission is granted, the following rules must be respected:
    1. The dog must be house-trained, must not chew furniture and must be used to travelling.
    2. The dog is not allowed in bedrooms, the kitchen, on sofas or on chairs.
    3. The dog must not cause noise disturbance.
    4. The dog must never be left alone in the gîte.
    5. The dog must sleep in its own basket, crate or in the car.
    6. Dog waste must be cleaned up immediately.
    7. If other guests are afraid of dogs, the dog must always be kept on a leash.
    8. Any additional cleaning required due to dirt (hair, urine, muddy paws, etc.) must be done by the tenant. If the final cleaning carried out by the landlord requires extra work, this will be deducted from the deposit.
  17. The entire property is non-smoking. Smoking is allowed outside only. The garden, terraces and parking area are not ashtrays. Cigarette butts must always be disposed of in an ashtray or bin. Please be mindful of fire risk.
  18. Strict waste sorting is mandatory. All necessary instructions are provided in advance and on site and must be followed carefully. In case of non-compliance, disposal costs and/or municipal fines will be deducted from the deposit.
  19. The landlord is not liable for any damage suffered by the tenant and/or co-occupants or their belongings as a result of their stay. In the event of a complaint, the landlord’s maximum liability is limited to the amount of rent received, excluding additional costs.
